REJournals: P.A. Commercial Brokers Sale of Class A 42,522 SF Industrial Facility in Livonia to International Manufacturer
P.A. Commercial is pleased to announce the sale of a 42,522-square-foot Class A industrial facility located at 32235 Industrial Road in Livonia, Michigan. The property sold for $4,250,000 and closed on December 23, 2025.
Situated on 2.58 acres, the corporate-image industrial building was constructed in 1995 and offers a highly functional layout tailored to advanced manufacturing and industrial users. The facility features 16-foot clear ceiling heights, four cranes with 1- to 5-ton capacity, 3-phase power, two truck wells, two overhead doors, and a fully sprinklered system, making it exceptionally well-equipped for precision operations.
The seller, a long-time client of P.A. Commercial, was represented by Dave Plumley, CFO/Managing Member, and Parker Jamieson, Associate. In addition to completing the sale, the seller has retained P.A. Commercial to identify a smaller, approximately 20,000-square-foot industrial facility to better align with the company’s evolving operational needs.
The buyer, Reishauer Corporation, is a Swiss-based global leader in gear grinding technology with operations around the world. The Livonia acquisition marks Reishauer’s second location in the United States, further expanding its North American footprint.
“This transaction highlights the continued demand for high-quality, well-located industrial facilities in Metro Detroit,” said Parker Jamieson, Associate at P.A. Commercial. “This property’s infrastructure, corporate image, and proximity to the automotive supply chain made it especially appealing to international automotive suppliers looking to establish or expand a U.S. presence.”
Metro Detroit continues to attract global manufacturers seeking access to skilled labor, transportation infrastructure, and a deep automotive ecosystem, reinforcing the region’s position as a premier destination for advanced industrial investment.
