Background
Dr. Louis Leonor, an ambitious and successful dentist methodically grew his business over 20 years of practice to include eight dental offices throughout southeast Michigan. He negotiated the multi-million dollar sale of his business to North American Dental Group (NADG) which included the leases by NADG of buildings he personally owned. Dr. Leonor retired to Arizona after the sale, but still owned five of the leased buildings that he self-managed. Not wanting to deal with the headache of being a long-distance landlord, he hired Dan Blugerman at P.A. Commercial to sell these leased medical office buildings.
Strategy
The initial sales approach was to market this Medical Investment Portfolio as a package to larger investors at an aggressive CAP rate. We received several proposals and negotiated offers, but the sale price for the NADG package was below the owner’s threshold value. We determined the best approach was to offer each building individually to smaller investors by breaking up the Portfolio. Dan Blugerman orchestrated the high-profile marketing efforts of these well-established Dental Practice buildings and the sales proceeded as planned.
Results
In just 8 months, Dan Blugerman was able to secure qualified buyers and close on five single-tenant buildings in this medical office portfolio. These buildings sold at aggressive CAP rates which is significant as they were Gross Leases with lease term less than 3 years remaining (until renewal term). The first property to sell was in Brighton, followed by Farmington, Romulus, Flat Rock and Milford, which completed the sale of all the single-tenant buildings. Two of the buyers needed a commercial lender and Dan Blugerman introduced them to Horizon Bank which provided the financing.
